SERVICES
The following is a non-exclusive list of Florida Title & Trust, LLC's extensive services. We look
forward to discussing ways in which we can be of assistance to you and your company.
- Title commitments, last owner searches, appraisals, tax searches, lien searches.
- Termite inspections, surveys, homeowners insurance and flood insurance will be ordered and tracked.
- We have attorneys and knowledgeable paralegals on staff to deal with any issues that arise.
- We will review title and clear title problems in conformity with underwriting standards.
- We offer many types of closings throughout Florida. We provide traditional closings in our office,
attorney closings, mail-away closings, courier closings and closings specifically designed to meet your
needs.
- Consistent accurate closing documents are prepared by a licensed Florida Attorney.
- We will perform a post-closing review of all documents executed at closing to ensure accuracy.
- We will obtain all items necessary for underwriting review, such as verification of employment,
verification of mortgage, tax returns, proof of insurance and W-2 forms.
- We will arrange for and track the recording of all instruments with the appropriate recording offices
statewide.
- We will collect all monies due and distribute them to the proper parties, including satisfying any
outstanding mortgages, judgments or liens.
- We provide a complete range of escrow services, funded with a FDIC lender. These services include the holding of earnest money deposits, post-closing escrow matters, title matters and other services.
- We are a fully bonded and insured agency.
- Florida Title & Trust, LLC will develop a program of custom-tailored services to fit your unique needs.
